Rebuilding a Two-Car Driveway in Mission Viejo

A tract driveway in Mission Viejo was poured once, by the builder, to the width of the garage door and no wider. It was sized for the two cars a household kept in the 1970s, and the third car a household keeps now stands with two wheels on the lawn or on a street the association would rather it did not. The strip added beside the old slab to fix that is the driveway job we are asked for most here, and done as a strip it fails inside a few years along the seam.

When does a Mission Viejo driveway need rebuilding?

A wheel track worn on the lawn

Two cars on the drive and a third with its passenger wheels on the grass cuts a rut beside the slab within a season, and the edge it drives over breaks back because nothing holds it up. The rut is the lot saying the drive is a car too narrow, and no repair makes the slab wider.

A strip added on that has sunk

A strip poured beside the original by a previous owner sits lower than the old slab by half an inch or more, with a crack the length of the seam. The strip was laid on unpacked soil against concrete that had already settled for 40 years, and the two will never move together again.

The lip where the drive meets the gutter has broken into loose pieces, and on a street with a rolled curb the low point scrapes every car turning in. The apron takes a turning wheel on its thinnest edge, and once it breaks, water off the street runs under the slab in every rain.

A panel that drops and rises as a car crosses it has lost the ground beneath it. Water running along the seam or in from the gutter has washed the base out, and the slab is bridging a void. A rocking panel breaks in a fan across its middle within months, whatever goes on top.

Width and the street

Why Driveways Get Widened in Mission Viejo

A driveway here is decided by its width before its depth. The tract builder poured it for two cars, and on most of these streets the third car has nowhere else it is allowed to stand.

The Mission Viejo Company laid the tracts out from the mid 1960s with the garage facing the street and a drive the width of its door, 16 to 18 feet on a two-car house, and that width has not changed while the cars on each lot have. Overnight street parking is limited in many of the association neighborhoods, so the third car ends up half on the lawn, and a drive a car too narrow is why most driveway calls come from Deane Homes, Madrid and Castille, not a slab that failed on its own.

Widening is where the two counters come in. Anything seen from the street goes to the association's architectural committee, and most of the city sits under one, so the new width, the finish and the lawn lost go on a submittal before a form is set. The approach across the walk is City property, and a wider apron needs an encroachment permit from Public Works. Where the widening cuts the walk we rebuild it as a sidewalk.

  • What moves the estimate for a wider driveway?

    The width added, then what the old slab was hiding. Every foot of width is a foot of lawn cut out, base laid and concrete poured along the full length, and the new edge is dug deeper than the field. Under that, a 1970s slab that turns out to be 3 inches on bare dirt needs more base than one that was 4 inches on gravel. A wider apron adds the City permit. All of it is measured at your house and written down.

  • How long are the cars off a widened driveway?

    Ten days for most drives, two or three on site and seven curing. The old slab and the strip come out on the first day, the base and forms go in and the pour lands on the second or third, and the concrete is kept wet for seven days before a car crosses it. In the weeks the Santa Ana blows the pour starts at first light, and the seven days never get shorter. A committee review before the start is what varies.

  • Does the estimate include the walk and the lawn edge?

    Yes. Breaking out the old drive and any strip, hauling it, cutting the lawn back to the new line and retying the walk to the door are all in the figure, itemized. What sits outside it is named at the visit rather than added after, such as the City's permit fee, an irrigation line under the lawn that has to be rerouted, or a tree root under the old slab.   • Who has to approve a wider driveway in Mission Viejo?

    Two parties, and the City is the second. A seam that opens or an edge that breaks is ours to fix.

  • What concrete and steel go into the new drive?

    A 3,500 psi ready-mix poured the morning it is batched, 4 inches of compacted gravel under it, and welded wire mesh at mid-depth through the whole width. Where an RV or a work truck stands, that section is poured at 6 inches on number 3 rebar instead. The mix, the base depth and the steel are named on the estimate, so what comes off the truck can be checked against what you agreed to.

  • Do I need to be home while the driveway is rebuilt?

    Only at the start and the end. The measuring visit needs you there to count the cars and agree the width, and the walk-through at the end is where you check the slab against the estimate. Between them the crew needs the garage empty, a hose bib and the cars on the street for about ten days. Tell us at the visit if your association limits overnight street parking, and the pour is timed around it.
